This Semi has a similar footprint as the Christie property with MANY advantages…

1.  Rains is a Short Street – just West of Christie, Below Davenport.  Quiet, local traffic.  A handful of homes with great long-term neighbours.

KEY TO BUYING THIS PROPERTY:

Although very well maintained, 14 Rains Avenue needs updating.  Electrical appears to be only partially updated.  Plaster walls need mending.  Windows, paint carpentry all should be addressed.  You will enjoy the solidity of this build, however.  Floors are solid (parquet) and mostly levelled, and foundation appears in above average condition from what you may expect from an older home.

Basement Ceilings are high enough even now for a 6 foot 2 inch person to easily walk around.

ONE LAST COMMENT ABOUT THE MECHANICAL ITEMS IN THIS HOME:

The house is heated by a boiler fuelled by an above ground oil tank that sits in the basement.  A prudent buyer will consider swapping out this system for a gas alternative.

There is no separate entrance to the basement at this time.
